What’s the whole process of arranging a mortgage?

Here is an overview of the track I follow to arrange any kind of mortgage…

We have an initial conversation to get an overview of your situation and requirements.

I’ll email you my compliance information and a Fact-Find form for completion. (See my Initial Disclosure Document here )

If you are happy to use me, I request a Client Agreement is signed to officially engage my services.

You need to provide proof of ID, residence and income items.

I research your case, speak to potential mortgage lenders and insurance companies to ensure an application will be successful.

I make a ‘Decision in Principle’ application to the lender to obtain their lending decision. If accepted, I’ll progress the case. If declined, I go to the next lender on the list.

I prepare all Key Fact Illustrations (Quotations) for Mortgage and Insurance Policies. I then determine my recommendations for your particular situation.

I fully discuss my recommendations with you.

If you are happy, I prepare all documentation needed for Mortgage and Insurance applications. (At this point, you can stop the process without paying the broker fee.)

I complete all application forms (Mortgage and Insurances), either online or by paper application in conjunction with you. (At this point, the broker fee is payable.)

I complete the ‘reasons for recommendation report’, and send it to you.

Ongoing regular contact with the mortgage lender, insurance companies, solicitors, estate agents. I’ll keep you informed with regular update information as it happens.

Contracts are exchanged (and insurance policies put in force).

Contracts are Completed. Client happy, gets keys or funds. Everyone’s happy!
